How a Property Developer Cut Deal Sourcing Time in Half Without an AI Agent
A husband-and-wife property development team was spending hours a day on manual research and guessed driving routes. A phased Claude Code pipeline turned a day of research into a five-minute morning scan and surfaced an active multi-million dollar land deal.

Every land deal ran on the same five manual steps. Open VicPlan, the state planning map, and scan for parcels that fit. Google each one for sales history and comparable prices. Track down the owner's contact details. Cold call. Then drive out and knock on the door. All of it by hand, for every single deal. Some days that meant three hours of windshield time for five visits, on a route planned by eyeballing a map. The client arrived convinced he needed an autonomous AI agent he had read about. That was not the bottleneck.
What we built
Working in phases, we removed the steps costing the most time first. Phase one was a property data pipeline that scrapes and filters land records to the client's exact criteria and drops a curated thirty-parcel shortlist into a Google Sheets CRM each morning, with address, lot size, zoning, sales history, estimated price, and owner details already compiled. Phase two added an AI due-diligence layer that writes a research brief for each parcel. Phase three was a one-click route planner: filter the sheet to today's visits, press a button, and a Google Apps Script optimizes the driving order through the Directions API and opens it in Google Maps. None of it is glamorous. All of it is reliable.
The outcome
Morning research that used to take the better part of a day now lands as a ready-to-scan shortlist, and qualifying a property dropped from roughly an hour each to a few minutes across the whole list. Drive time per trip was cut in half, and meaningful owner conversations went from about three a day to six to eight. One parcel surfaced by the pipeline became an active multi-million dollar negotiation the client would not have found through the old manual process.
The lesson
Most founders arrive asking for the most advanced tool they have heard of. What actually moves the needle is usually the unglamorous fundamentals: better data, smarter sequencing, and one reliable button to press. The right automation is the one that removes the exact step wasting your time, not the one that demos best.
